Semlex Project – Office Building in Drogenbos
The project in pictures
The Semlex project in Drogenbos involves the development of new offices for this international company within a modern commercial building. The project reflects a strong commitment to sustainability and energy performance, with the goal of operating entirely without fossil fuels.
CTSM was selected to deliver a complete fossil fuel-free technical installation, including heating and cooling generation through heat pumps and a ventilation system for the new office spaces. This project embodies CTSM’s vision of the energy transition: replacing fossil fuels with renewable and sustainable solutions, optimizing building energy performance, and supporting the decarbonization of the commercial sector.
Designing a fully fossil fuel-free HVAC system for a new office building required precise equipment sizing to ensure year-round comfort and optimal performance. Close coordination among all project stakeholders—including the architect (Defour-Galand Architectes), engineering consultant (Concept Control), general contractor (EDK), and electrical contractor—was essential to ensure the successful integration and consistency of the overall building systems.
